Taylor Vinters is an international law firm supporting the businesses which drive the innovation economy, and the entrepreneurs and private wealth that underpin them. Innovation is at the heart of everything they do. They were one of the first firms to adopt Orbital Witness to secure better outcomes for their clients.

Within Taylor Vinters, Andrew Williamson and Louise Moore advise clients on agricultural law issues, concentrating on agricultural land sales and purchases. They also act for landlords and tenants on agricultural tenancy issues.

We spoke to them about the challenges surrounding agricultural transactions and how Orbital Witness can help.

 

The challenge

“Agricultural transactions often involve large plots of land which can make it difficult to understand how titles relate to one another and identify potential issues. We were working on behalf of a new client privately selling land so they could consolidate their investments in one area. The sale area consisted of farm land and a residence, but a solar farm was to be retained by the seller. Without Orbital Witness, displaying this on a plan requires literally cutting, colouring and sticking multiple title plans together – it would be physically impossible to scan and share one plan with the client.”

 

Our solution

“We use Orbital Witness to create an estate map for each client as standard, so we were excited to try a new feature which enabled us to share an interactive plan.

We used Orbital Witness to create one plan which can visually differentiate titles and highlight the part of the title which would be retained. This sped up due diligence by enabling us to understand the context of the site in relation to adopted roads and aerial imagery. We could then share an interactive plan with our client in just two clicks.”

For the first time ever they could see an annotated overview of their entire site and then zoom into the detail, helping them quickly understand our advice. We also referred to the colour coded plan in a report for the potential buyers which will help to give clarity and reduce any questions and roadblocks to the sale. Using Orbital Witness to impress our new client gives us confidence they will choose to instruct us again.
